Damage & Resolution Policy

This policy explains how we handle accidental damage, missing items, and any issues that may occur during a stay at the property.

1. Guest Responsibilities

Guests are responsible for:

  • Any damage caused during their stay
  • Missing items after departure
  • Leaving the property in a clean and reasonable condition

If something breaks, please let us know. We understand accidents happen.

2. Additional Charges


We may charge the payment card on file for:

  • Property damage
  • Missing or broken items
  • Excessive cleaning required
  • Breach of House Rules (e.g., smoking or unauthorised guests)

Charges will be based on actual repair or replacement costs and evidence will be provided.


3. Smoking, Drugs or Party Violations If smoking, drug use, or parties/events are detected:

  • Immediate removal without refund
  • Minimum £70 cleaning fee
  • Additional costs if needed to restore the property


4. Reporting & Evidence


If any charge is needed:

  • Photos and/or videos will be provided
  • A breakdown of costs will be sent to the guest
  • We will always attempt to resolve the matter fairly and politely

 

5. Resolving Disputes


If booked through a platform (e.g. Airbnb), the booking platform’s Resolution Centre may assist.

We aim to resolve any Concern’s as quickly and fairly as possible.

6. Safety Notice


Unauthorised guests are not allowed.
They may pose both security and insurance risks and could result in immediate cancellation of the booking without refund.
Security cameras are located only outside the building for safety — never inside the property.
We appreciate guests treating the home with care – thank you.
